HOME INSPECTION MAKE-READY!

Can the home inspection DELAY your closing?  Yes, if  the home is not properly prepared.

A seller can improve the chances of an "on time" closing by completing some basic activities prior to the scheduled home inspection.

o      Have all utilities turned "ON."

o      Replace dirty HVAC air filters.

o      Have GFCI's installed where needed and operating         (examples:  kitchen, bathrooms, wet bar, utility room and outside).

o      Trim tree limbs off the roof.

o      Remove storage boxes and any objects blocking access to:

        --     Main breaker box

        --     Full view of foundation

        --     Furnace

        --     Water heater

        --     Attic staircase dropdown ladder and all attic openings

o      Remove pets from areas to be inspected (do not lock in garage, for example).

o      Replace burned out bulbs.

o      Test smoke and carbon monoxide detectors.
